This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. Notwithstanding the annotated elevation plans provided, samples of the external facing stone and roof materials shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory and integrates appropriately with the landscape character of the surrounding area in accordance with saved Local Plan Policy ENV1, ENV2, ENV11 and SUR1

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. All soft landscape works shall be implemented, in accordance with the approved landscape plan, the following planting season after the construction of the garage hereby approved.

    Reason - To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site - in accordance with Policy ENV1 and ENV2 of the Wychavon District Local Plan (June 2006).

  5. The development hereby permitted shall be carried out in accordance with the following approved plans:

    1:2500 - red line location plan 1:500 - landscape plan 1:500 - existing block plan 1:500 - proposed block plan 1:100 - proposed elevations

    Reason - To define the permission.
