This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.

  3. Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.

    Reason - To preserve the amenities of the locality.

  4. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  5. Prior to the commencement of the development details of bat roosting features to be incorporated into the building, away from direct lighting, shall be submitted to and approved in writing by the local planning authority, and shall be maintained thereafter unless otherwise agreed in writing.

    Reason: To make appropriate habitat provision for protected species in accordance with paragraph 118 of the NPPF.

  6. Before the first occupation of the extension hereby permitted the window on the north facing elevation which would serve an en-suite to Bedroom H shall be fitted with obscured glazing and shall be permanently retained in that condition thereafter.

    Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy in accordance with policy GD2 of the Wychavon District Local Plan (June 2006).

  7. The development hereby permitted shall be carried out in accordance with the following approved plans:
