This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of one year from the date of this permission.

    Reason: In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004 and to ensure that the development will proceed promptly so as to assist with the council's housing land supply

  2. The development hereby permitted shall be carried out in accordance with the following approved plans: '2014-01'; '2014-02'; ' 2014-03'; '2014-04'; '2014-05'; '2014-06'; '2014-07'; ' 2014-08'

    Reason - In order to define the permission.

  3. The dormer bungalow hereby permitted shall not be occupied until the vehicle parking and turning area, has been provided and made available for use in accordance with the approved plans and details. The vehicle parking and turning area shall be retained thereafter and kept available at all times for parking and turning purposes.

    Reason - In the interests of highway safety and to ensure sufficient off-road parking and turning facilities are retained to serve the development hereby approved, in accordance with saved Policy GD2 of the Wychavon District Local Plan (June 2006)

  4. Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the local planning authority before any work on the site commences.

    Reason - To ensure that the development is visually satisfactory, in accordance with saved Policies GD2 and SUR1 of the Wychavon District Local Plan (June 2006).

  5. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
