This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The development hereby permitted shall be carried out fully in accordance with the following approved plans: p2014- 007/ 05, 06,07,04, 03,02 and 01.

    Reason - To define the permission.

  3. The materials shown on the approved plan shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  4. Development shall not begin until parking for site operatives and visitors has been provided within the application site in accordance with details to be submitted to and approved by the Local Planning Authority and such provision shall be retained and kept available during construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.

  5. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement attached to the plans shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  6. The approved dormer windows on the north and south elevations shall only be fitted with obscured glazing and shall have no opening parts less than 1.7 metres above the internal finished floor level of the ensuite bathroom to serve the loft bedroom.

    Reason: To prevent overlooking and loss of privacy to the neighbouring properties.
