This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials to be used in the construction of the external surfaces of the porch and extensions hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
The removal of roof tiles shall be carried out by hand and under the supervision of a suitably experienced and licensed ecologist. If evidence of bats is found, work should stop immediately until Natural England has been contacted for advice on the best way to proceed. On completion of these works a brief confirmation letter shall be submitted to the local planning authority for approval.
Reason - To ensure protected species are not harmed by the development and an offence under the Conservation of Habitats and Species Regulations 2010 is avoided.
It is recommended that at least two bat access tiles, designed to allow bat access into the new loft space, are incorporated into each of the roof of the first floor extension (ideally on each side of the roof apex). The tiles should be positioned away from any light spillage.
Reason - to provide appropriate habitat enhancement for protected species in accordance with paragraph 118 of the NPPF.
