This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The external walls and roof of the extension hereby approved shall be constructed in accordance with the details provided with the application and in materials to match the existing dwelling.

    Reason - To ensure that the development is visually satisfactory.

  3. Surface water run-off from the proposed development shall be disposed of as described in the submitted Water Management Statement unless otherwise agreed in writing by the Local Planning Authority.

    Reason - To ensure that surface water run-off is dealt with in an appropriate and sustainable manner.

  4. Before the development hereby approved is first occupied, a bat box shall be provided on the site and thereafter maintained in accordance with details which shall have first been submitted to and approved in writing by the Local Planning Authority.

    Reason - To make appropriate habitat provision in accordance with paragraph 118 of the National Planning Policy Framework.

  5. The development hereby permitted shall be carried out in accordance with the following approved plans:
