This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials to be used in the construction of the external surfaces of the extensions hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
The first floor bathroom window on the southern elevation of the extension hereby approved shall be obscure glazed and shall be retained as such thereafter.
Reason: To protect the privacy of the adjacent occupiers.
The development hereby permitted shall be carried out in accordance with the following approved plans:
09 existing roof plan, 10 proposed roof plan, existing block plan, 05 proposed ground floor, 04 existing elevations, 02 exising first floor plan, 06 proposed first floor plan, 07 proposed elevations, 01 existing ground floor plan, proposed block plan, 03 existing elevations, location plan, 08 proposed elevations.
