The development hereby permitted shall be carried out in accordance with the following approved plans:
P1-03B, P1-01B, 303A, P1-02B. Notwithstanding the details shown on drawing number P1-03B, the first floor window on the north elevation of Plot 1 shall be permanently maintained in obsure glazing.
Reason - To define the permission and preserve the residential amenity of neighbouring development.
The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.
Reason - In the interests of highway safety and to ensure the free flow of traffic using the adjoining highway.
Full details of any soil or soil-forming materials brought onto the site in connection with the development must be provided and, where the donor site is unknown or brownfield, the material must be tested for contamination and suitability for use on the site. Full donor site details, proposals for contamination testing schedules, sampling frequencies and allowable contaminate concentrations (as determined by appropriate risk assessment) must be submitted to and approved in writing by the local planning authority. The approved testing must then be carried out and the validatory evidence must be submitted to and approved in writing by the local planning authority prior to the materials being brought onto the site.
Reason - To ensure that imported materials are satisfactorily specified.
The landscaping works shown on drawing number 811C 101P1 B and the associated landscaping statement dated 9 February 2012 shall be completed before the occupation of any part of the development hereby approved or in accordance with any timetable which has been submitted to and approved in writing by the local planning authority.
Reason - To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site - in accordance with Policy GD2, Policy ENV1 and Policy SUR2 and ENV8 of the Wychavon District Local Plan (June 2006).
Details of the measures by which the trees which are the subject of tree preservation orders on and adjacent to the site are to be protected during the construction of the development hereby approved shall be submitted to and approved in writing by the local planning authority. The measures shall be carried out in accordance with the approved details and the means of protection retained until the completion of the development.
Reason - To prevent existing trees/hedges from being damaged during construction work and to preserve the amenities of the locality. In accordance with Policy SUR2 and ENV8 of the Wychavon District Local Plan (June 2006).
No development shall take place until there has been submitted to and approved in writing by the local planning authority a drawing indicating the positions, design, materials and type of boundary treatment to be erected, including privacy fencing between Plot 1 and No. 9 Lyttelton Road. The boundary treatment shall be completed in accordance with the approved details before the dwellings are occupied. The privacy fencing between Plot 1 and No. 9 Lyttelton Road shall thereafter be retained at all times.
Reason - To preserve the residential amenity of neighbouring dwellings and occupiers of the dwellings hereby approved, in accordance with policy GD2 of the adopted Wychavon District Local Plan (2006).
Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00hrs Monday to Friday and 08.00 and 13.00hrs on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.
Reason - To preserve the amenities of the locality.
