This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. Samples of the external facing bricks and roof materials to be used in the construction of the extension hereby permitted shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences. The extension shall be constructed in the materials so approved.

    Reason - To ensure that the development is visually satisfactory.

  3. Surface water run-off from the proposed development shall be disposed of as described in the submitted Water Management Statement unless otherwise agreed in writing by the Local Planning Authority.

    Reason - To ensure that surface water run-off is dealt with in an appropriate and sustainable manner.

  4. Before the development hereby approved is commenced, details of a bat box to be provided on the site, including a timetable for its implementation, shall be submitted to and approved in writing by the Local Planning Authority. The bat box shall be retained on the site thereafter.

    Reason - To provide appropriate biodiversity enhancement in accordance with paragraph 118 of the National Planning Policy Framework.

  5. The development hereby permitted shall be carried out in accordance with the following approved plans:

    489-001; 489-002C; 489-003

    Reason - To define the permission.
