This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  3. A bat tube, such as a Schwegler 1FR, or a sparrow terrace bird box shall be provided on the dwelling and thereafter maintained in accordance with details which shall have first been submitted to and approved in writing by the Local Planning Authority. Reason -To make appropriate habitat provision in accordance with paragraph 118 of the NPPF.

  4. The development hereby permitted shall be carried out in accordance with the following approved plans:

    Drawing numbers JSp13/001, 002, 100, 110, 200A, 202,300.

    Reason - To define the permission and to ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building. In accordance with Policies SUR1 and SUR6 of the Wychavon District Local Plan.
