This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials shown on the approved plan and detailed within the application form shall be used.

    Reason - To ensure that the development is visually satisfactory in accordance with saved Local Plan Policy SUR1 and SUR6

  3. The proposed right hand side elevation shown on the existing and proposed elevations plan is incorrectly shown as a pitched roof.

    The proposal hereby approved shall be constructed with the hipped roof design shown on the conservatory elevations plan and proposed left and rear elevations of the existing and proposed elevations plan.

    Reason - To define the permission.

  4. Unless where required under the requirements of any other condition attached to this permission, the development hereby permitted shall be carried out in accordance with the following approved plans:

    1:1250 - red line location plan 1:200 - block plan 1:100 - existing and proposed elevations 1:50 - conservatory elevations
