This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials shown on the approved plan and discharged under previous planning approval 13.00317 shall be used in the construction of the external walls and roof of the building hereby approved.

    Reason - To ensure that the development is visually satisfactory and preserves the setting of the adjacent Listed Building in accordance with saved Local Plan Policy SUR1 and ENV14

  3. The development, hereby permitted, shall be used solely for purposes incidental to the enjoyment of the dwelling house and for no other purpose.

    Reason - To retain planning control over the use of the building hereby approved.

  4. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  5. The development hereby permitted shall be carried out in accordance with the following approved plans:

    PT2 - 1:1250 location plan PT3 - 1:500 block plan PT1 - 1:50 and 1:100 floor plan and elevations

    Reason - To define the permission.
