This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  3. No part of the development shall be commenced until there has been submitted to, and approved in writing by, the Local Planning Authority a scheme outlining landscaped boundary treatment. The scheme shall include tree and hedge/shrub planting of native species along the southern and eastern boundaries and shall give details of proposed species, plant sizes, planting densities and protective fencing (where appropriate) during establishment.

    All planting comprised in the approved details shall be carried out in the first planting season following the completion or first use of the development, whichever is the sooner.

    All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment.

    Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless otherwise agreed in writing by the Local Planning Authority.

    Reason - To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site - in accordance with Policies GD2, ENV1 and SUR2 of the Wychavon District Local Plan (June 2006).

  4. The development hereby permitted shall be carried out in accordance with the following approved plans:

    Location Plan scale 1:1250 Drawing numbers 4 Rev A, 5, 6.

    Reason - To define the permission and to ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building. In accordance with Policies SUR1 and SUR6 of the Wychavon District Local Plan.

  5. The development, hereby permitted, shall be used solely for purposes incidental to the enjoyment of the dwelling house and for no other purpose.

    Reason - To retain planning control over the use of the building hereby approved.
