This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The development hereby permitted shall be carried out in accordance with the following approved plan: 2014 - 05 -10 Rev A

    Reason - To define the permission.

  3. The first floor en-suite bathroom window on the eastern facing elevation of the development hereby permitted shall be high level opening only and glazed with obscure glass and thereafter maintained in this condition at all times. The obscure glazing must be such that 100 point size text cannot normally be read when held behind the glass at a distance of 100mm. There shall be no further windows or openings in this elevation.

    Reason - To prevent overlooking and loss of privacy to neighbouring properties.

  4. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
