This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials to be used in the construction of the external surfaces of the two storey side extension hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building in accordance with saved Local Policy SUR1 and SUR6

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. No development shall take place until a Construction Method Statement has been submitted to and approved in writing by the local planning authority. The Statement shall include details of parking and manoeuvring facilities for operatives, deliveries and visitors to the site; loading, unloading and storage of plant and materials. Development shall be carried out at all times in accordance with the approved Statement. Reason - To prevent indiscriminate parking in the interests of highway safety.

  5. The development hereby permitted shall be carried out in accordance with the following approved plans:

    1:1250 - location plan 1:500 - block plan

    HT/01 - existing ground floor plan HT/02 - existing first floor plan HT/03 - existing front elevation HT/04 - existing side elevation HT/05 - existing rear elevation

    HT/1 - proposed ground floor HT/2 - proposed first floor HT/3 - proposed front elevation HT/4 - proposed side elevation HT/5 - proposed rear elevation HT/6 - proposed section HT/7 - proposed sectional side elevation

    Reason - To define the permission.
