This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials shown on the approved plan shall be used in the construction of the external walls and roof of the building hereby permitted.
Reason - To ensure that the development is visually satisfactory.
The store/utility building hereby permitted, shall be used solely for purposes incidental to the enjoyment of the dwelling house and for no other purpose.
Reason - To retain planning control over the use of the building hereby approved and to protect the amenities of the neighbouring properties.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
The development hereby permitted shall be carried out in accordance with the following approved plans: Location Plan, Block Plan, 01 Existing Plan, 02 Proposed Plan.
