This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials shown on the approved plan shall be used in the construction of the external walls and roof of the alterations hereby approved.

    Reason - To ensure that the development is visually satisfactory in accordance with saved Local Plan Policy SUR1 and SUR6

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. The accommodation hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Avon Lodge, School Road, Aston Somerville, WR12 7JD

    Reason - To preserve the amenities of the locality and ensure no harm to the amenities of nearby residences in accordance with saved Local Plan Policy GD2

  5. The development hereby permitted shall be carried out in accordance with the following approved plans:

    1:1250 - red line location plan 1:200 - existing site plan 1:200 - proposed site plan 1:50 - existing floor plans and elevations 1:50 - proposed floor plans and elevations

    Reason - To define the permission.
