The proposed replacement dwelling would be sited approximately 42 metres away from the existing building to be replaced in the garden of another dwelling. It is not considered that there are any demonstrable or substantive reasons of site planning or design that would justify the siting of the proposed replacement dwelling in a different location, on greenfield land, a considerable distance from the site of the existing building. As such, it is considered that the proposed development would be contrary to criterion c) of saved Policy RES9 of the Wychavon District Local Plan (June 2006), and goes against the golden thread of sustainable development outlined in the Framework and failing to comply with paragraphs 7, 14 and 55.
