This decision is subject to the following conditions:

  1. Application for approval of reserved matters shall be made to the Local Planning Authority before the expiration of three years from the date of this permission. The development hereby permitted shall be begun before the expiration of two years from the date of approval of the last of the reserved matters to be approved.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. Approval of the details of the external appearance of the building and the landscaping of the site (hereinafter called "the reserved matters") shall be obtained from the Local Planning Authority in writing before any development is commenced.

    Reason - This permission is in outline only and further details of the reserved matters are required to ensure satisfactory development.

  3. The dwelling hereby permitted shall not be occupied until the shared driveway, vehicle turning areas and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of vehicle and pedestrian safety.

  4. Demolition, clearance or construction work and deliveries to and from the site in connection with the development hereby approved shall only take place between the hours of 08.00 and 18.00 Monday to Friday and 08.00 and 13.00 on a Saturday. There shall be no demolition, clearance or construction work or deliveries to and from the site on Sundays or Bank Holidays.

    Reason - To preserve the amenities of the locality.

  5. No development shall take place until a Construction Method Statement has been submitted to and approved in writing by the Local Planning Authority. The Statement shall include details of parking and manoeuvring facilities for operatives, deliveries and visitors to the site; loading, unloading and storage of plant and materials. The approved Statement shall be complied with during the construction of the development.

    Reason - To prevent indiscriminate parking in the interests of highway safety.

  6. Prior to the first occupation of the dwelling hereby approved, secure parking for 2 cycles to comply with the Council's standards shall be provided within the curtilage of the bungalow and these facilities shall thereafter be retained for the parking of cycles only.

    Reason - To comply with the Council's parking standards.

  7. Prior to the first occupation of the dwelling hereby approved, secure parking for 4 cycles to comply with the Council's standards shall be provided within the curtilage of Derwent and these facilities shall thereafter be retained for the parking of cycles only.

    Reason - To comply with the Council's parking standards.

  8. Unless otherwise required by any other condition on this planning permission, the development hereby permitted shall be carried out in general accordance with the following documents:- - Design, Access and Water Management Statement dated 20 April 2014 Any reserved matter application shall include a statement providing an explanation as to how the design of the development responds to and complies with this plan. Reason - To define the permission

  9. Surface water run-off from the proposed development shall be disposed of as described in the submitted Water Management Statement unless otherwise agreed in writing by the Local Planning Authority.

    Reason - To ensure that surface water run-off is dealt with in an appropriate and sustainable manner.

  10. The building hereby permitted shall be single storey only. Reason - To ensure that the proposed development is appropriate in design terms and to protect the amenities of neighbouring properties.

  11. Before the development hereby approved is commenced, details of the finished ground floor levels of the dwelling shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details.

    Reason - To preserve the amenities of the locality.

  12. Notwithstanding the information submitted with the application and prior to the commencement of development hereby approved the following details shall be submitted to the Local Planning Authority for approval in writing:-

    - details on how renewable energy measures are to be incorporated into the proposed development; - details of measures to conserve and recycle water to be incorporated into the proposed development; - details of energy efficiency measures to be incorporated into the proposed development; and - details of construction materials to be used in the proposed development with the aim of minimising the use of primary non-sustainable materials.

    The approved measures shall be implemented and incorporated into the approved development in line with an implementation timetable to be submitted and approved in writing by the Local Planning Authority prior to the commencement of development.

    Reason - To ensure the prudent use of natural resources.

  13. The reserved matters submissions shall include details of landscaping/boundary features between the application site and the adjoining existing residential properties. The approved features shall be provided prior to the occupation of the dwelling hereby approved and retained in that form.

    Reason - To ensure the proposed development does not cause unacceptable harm to the amenities of neighbouring properties.

  14. The development hereby permitted shall be carried out in accordance with the following approved plans:

    KRH 2366A; KRH 2366B; KRH 2366C; KRH 2366C1

    Reason - To define the permission.

  15. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, (or any revoking or amending order) no windows shall be provided at in the roof or at first floor level of above of the dwelling hereby permitted without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.

    Reason - To preserve the amenities of the adjoining properties.
