This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials shown on the approved plan and detailed within the application form shall be used in the construction of the external walls and roof of the building hereby permitted.

    Reason - To ensure that the development is visually satisfactory in accordance with saved Local Plan Policy SUR1

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement and shown on the proposed site plan shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. The development hereby permitted shall not be brought into use until the turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, demarcated on the ground, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.

    Reason - In the interests of vehicle and pedestrian safety.

  5. All planting and seeding/turfing comprised in the submitted landscape scheme shown on the proposed block plan, hereby approved, shall be carried out in the first planting season following the completion or first occupation/use of the development, whichever is the sooner.

    All planting shall be watered as necessary and competitive weed growth controlled to ensure successful establishment. Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless otherwise agreed in writing by the Local Planning Authority.

    Reason - To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site - in accordance with Policy GD2, Policy ENV1 and Policy SUR2 of the Wychavon District Local Plan (June 2006).

  6. The development hereby permitted shall be carried out in accordance with the following approved plans:
