This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials shown on the approved plan shall be used in the construction of the external walls and roof of the development hereby approved.
Reason - To ensure that the development is visually satisfactory.
The development hereby permitted shall be carried out in accordance with the following approved plans: Site Location Plan, 14:10:02 Rev C, 14:05:03 and 14:10:00.
Reason - To define the permission.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
Prior to the first occupation/use of the development hereby approved, a bat or bird box shall be provided on the site and thereafter maintained in accordance with details which shall have first been submitted to and approved in writing by the Local Planning Authority.
Reason - to provide appropriate biodiversity enhancement in accordance with paragraph of the NPPF.
No development shall take place until a Construction Method Statement has been submitted to and approved in writing by the local planning authority. The Statement shall include details of parking and manoeuvring facilities for operatives, deliveries and visitors to the site; loading, unloading and storage of plant and materials. Development shall be carried out at all times in accordance with the approved Statement.
Reason To prevent indiscriminate parking in the interests of highway safety
No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a plan indicating the position and type of replacement boundary treatment to be provided. The boundary treatment shall be completed before the extension is occupied. Development shall be carried out in accordance with the approved details.
Reason - In order to ensure that there is an acceptable form of screening with adjacent properties.
The first floor windows serving bedroom 2 facing to the rear and to the side shall onlybe fitted with obscure glazing (as shown on the approved plans) and shall at no time be fitted with clear glazing.
Reason: To safeguard the amenities of the adjoining residences.
