This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials to be used in the construction of the external surfaces of the extensions and alterations hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
The proposed first floor bathroom window in the northern elevation shall be obscure glazed and shall remain as such thereafter.

Prior to the commencement of development details of bat roosting features, such as a bat brick or bat tube, shall be submitted to and approved in writing by the local planning authority. The approved features shall be provided prior to the development hereby approved first being occupied or first used.
Reason - to make appropriate habitat provision in accordance with paragraph 118 of the NPPF.
