This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. Prior to any building works being first commenced, a precise specification of the proposed brick to be used, a sample of at least four bricks to provide a representative range of the colour and texture of the brick, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).

  3. Prior to any building works being first commenced, samples of the natural stone walling shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).

  4. Prior to any building works being first commenced, a precise specification of the proposed tiles to be used, a sample of at least four tiles to provide a representative range of the colour and texture of the tile, shall be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure the special historic and architectural interest of the building is properly maintained, in accordance with Policy ENV13 of the adopted Wychavon District Local Plan (June 2006).

  5. No development shall take place until a detailed method statement has been drawn up by a suitably qualified ecologist, submitted to and approved in writing by the local planning authority, which will ensure the development hereby approved is carried out in such a way that harm to bats and their roosts is avoided and risk of disturbance reduced to a minimum, both during construction and in the long term. The method statement shall be based on the recommendations contained in the bat survey report by Cotswold Wildlife Surveys dated 13 March 2014. The works shall thereafter be carried out in accordance with the approved details. On completion of these works a brief confirmation letter shall be submitted to the local planning authority for approval.

    Reason - To ensure protected species are not harmed by the development and an offence under the Conservation of Habitats and Species Regulations 2010 is avoided.

  6. The development hereby permitted shall be carried out in accordance with the following approved plans: 01 existing plans, 02 proposed plans
