This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans: OS site plan, A4 roof plan, existing elevations, existing floor plans, existing elevations, proposed elevations, existing garage elevations and proposed elevations all submitted for the validation of the application hereby approved.
Reason - To define the permission.
The materials shown on the approved plan and accompanying application form shall be used in the construction of the external walls and roof of the development hereby approved.
Reason - To ensure that the development is visually satisfactory.
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
The development, hereby permitted, shall be used solely for purposes incidental to the enjoyment of the dwelling house and for no other purpose.
Reason - To retain planning control over the use of the buildings hereby approved.
The window to the gable of the proposed first floor addition to the garage shall be fixed and obscure glazed and remain obscure glazed at all times unless otherwise agreed in writing with the Local Planning Authority.
Reason: In the interests of the amenities of the neighbouring property.
Notwithstanding the provisions of the Town and Country (General Permited Development) Order 1995 (as amended) or any amending/revoking order, no windows shall be inserted in the south facing elevation of the garage roof hereby approved.
