This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans: 'Location Plan'; 'Block Plan'; 'Floor Plans'; 'Elevations'
Reason - In order to define the permission, and ensure the development is visually satisfactory, in accordance with saved Policies GD2 and SUR1 of the Wychavon District Local Plan (June 2006)
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement, and email from Mr B Albright dated 8 July 2014 regarding the disposal of oil, shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to minimise the risk of contaminated run-off. This is in accordance with the SPD on Water Management.
The garage/workshop hereby approved shall only be used for the domestic storage and private workshop purposes incidental to the domestic use of the dwelling and shall not be used for commercial or business purposes or converted into habitable accommodation.
Reason - In order to prevent the overdevelopment of the site and to protect the amenities of the area, in accordance with saved Policy GD2 of the Wychavon District Local Plan (June 2006)
Prior to the first occupation of the garage/workshop hereby permitted, a bat or bird box shall be provided on the site and thereafter maintained in accordance with details which shall have first been submitted to and approved in writing by the local planning authority.
Reason - To provide appropriate habitat enhancement for protected species in accordance with paragraph 118 of the Framework.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995, as amended, nothing in Article 3 and Schedule 2 to that order shall operate so as to permit any development specified in Part 1, Class E of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.
Reason - In order that the Local Planning Authority can gain control over the development and preserve the visual character of the surrounding landscape, in accordance with saved Policy GD2 of the Wychavon District Local Plan (June 2006)
