This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Details of the form, colour and finish of the materials to be used externally on the walls and roofs of the extensions hereby permitted shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences. The development shall be constructed and retained in accordance with the approved details.
Reason - To ensure that the development is visually satisfactory.
Surface water run-off from the proposed development shall be disposed of as described in the submitted Water Management Statement unless otherwise agreed in writing by the Local Planning Authority.
Reason - To ensure that surface water run-off is dealt with in an appropriate and sustainable manner.
No development shall take place until a detailed method statement and mitigation and enhancement scheme has been drawn up by a suitably qualified ecologist, submitted to and approved in writing by the local planning authority, which will ensure the development hereby approved is carried out in such a way that harm to bats and their roosts is avoided and risk of disturbance reduced to a minimum, both during construction and in the long term. This shall be based on the recommendations contained in section 6 of the Dusk Emergence and Pre-Dawn Surveys for Bats by Guma Ltd dated 27 September 2013 and shall also include lighting details in relation to bat roost access points and commuting routes to ensure they are kept dark. The works shall thereafter be carried out in accordance with the approved method statement mitigation and enhancement scheme. On completion of these works a brief confirmation letter shall be submitted to the local planning authority for approval.
Reason - To ensure protected species are not harmed by the development and an offence under the Conservation of Habitats and Species Regulations 2010 is avoided.
The development hereby permitted shall not be brought into use until the access, turning area and parking facilities shown on the approved plan have been properly consolidated, surfaced, drained and otherwise constructed in accordance with details to be submitted to and approved in writing by the Local Planning Authority and these areas shall thereafter be retained and kept available for those uses at all times.
Reason - In the interests of highway safety and to ensure that surface water run-off is dealt with in an appropriate and sustainable manner.
