This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The materials shown on the approved plan shall be used and no others substituted without the approval, in writing, of the Local Planning Authority before work on the site commences.

    Reason - To ensure that the development is visually satisfactory.

  3. No development shall take place until a Construction Method Statement has been submitted to and approved in writing by the local planning authority. The Statement shall include details of parking and manoeuvring facilities for operatives, deliveries and visitors to the site, loading and unloading, storage of plant and materials. Development shall be carried out at all times in accordance with the approved Statement.

    Reason - In the interests of Highways safety

  4. The development hereby permitted shall be carried out in accordance with the following approved plans: 104 Existing elevations, 207 Proposed elevations, 105 Existing section, 205A Proposed site plan, 206B Proposed floor plans, 208 Proposed sections, 103 Existing floor plans (2), 101 Location and existing site plan,102 Existing floor plans (1), 106 Existing and proposed garage.
