This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
Details of the form, colour and finish of the materials to be used externally on the walls and roofs shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
Reason - To ensure that the development is visually satisfactory. This is in accordance with saved Local Plan Policy SUR1.
Notwithstanding the provisions of the Town and Country Planning (General Permitted development) Order 1995 as amended, substituted, extended, consolidated and/or replaced, nothing in Article 3 and Schedule 2 to that Order shall operate so as to permit the enlargement of the replacement dwelling specified in Part 1 Class A, B and E of the said schedule and no such development shall be carried out at any time without an express grant of planning permission under Part III of the Town and Country Planning Act 1990.
Reason - To ensure that the replacement dwelling remains similar in size, scale and footprint to the original dwelling as set out in Local Plan Policy RES9.
Prior to the occupation of the replacement dwelling hereby approved all outbuildings/structures identified to be removed on the approved plans shall be demolished and all material removed off the site.
Reason - For the reasons of site planning and design. This is in accordance with Saved Local Plan Policies RES9 and SUR1.
The recommendations set out on pages 18 to 22 of the Bat Survey Report by Cotswold Wildlife Surveys (dated 11th, 21st and 28 September 2013) shall be carried out and implemented in full.
Reason - To ensure that protected species are not harmed by the development. This is in accordance with saved Local Plan Policy ENV6.
The development hereby permitted shall be carried out in accordance with the following approved plans:
