The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials shown on the approved plan and detailed within the application form shall be used in the construction of the external walls and roofs of the development hereby approved.
For the avoidance of doubt the materials to be used in the construction of the car port roof hereby permitted shall match those used in the existing main building known as Lyon House, High Street, Broadway.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building in accordance with saved Local Plan Policy ENV12, ENV14 and SUR1 and SUR6
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
Prior to the commencement of any development hereby approved, precise details of the tree root protection system for the car port parking area shall be submitted and approved in writing to the Local Planning Authority. The root protection system shall be provided in accordance with the approved details prior to the car port first being used.
Reason - to ensure that there is no adverse impact on trees situated next to the proposed car port in accordance with saved Local Plan Policy ENV8
