This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials to be used in the construction of the external surfaces of the side and rear extensions hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building in accordance with saved Local Plan Policy SUR1 and SUR6
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
Before the first occupation of the extension hereby permitted the window within the first floor side of the extension serving the ensuite bathroom shall be fitted with obscured glazing and non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the window is installed.
The window shall be shall be permanently retained in that condition thereafter
Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy in accordance with policy GD2 of the Wychavon District Local Plan (June 2006).
