This approval must be read in conjunction with outline planning permission ref W/10/02896/OU and the conditions attached thereto.
Reason - The outline permission and the approval of reserved matters must be considered together.
No part of the development shall be commenced until full details of on plot soft landscaping works have been submitted to and approved in writing by the Local Planning Authority. The details submitted must include:
i) a plan(s) showing the layout of proposed tree, hedge and shrub planting and grass areas. ii) a schedule of proposed planting - indicating species, sizes at time of planting and numbers/densities of plants. iii) a written specification outlining cultivation and other operations associated with plant and grass establishment. v) a schedule of maintenance, including watering and the control of competitive weed growth, for a minimum period of five years from first planting.
All planting and seeding/turfing shall be carried out in accordance with the approved details in the first planting and seeding/turfing seasons following the completion or first occupation/use of the development, whichever is the sooner.
Any trees or plants which, within a period of five years from the completion of the planting, die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species, unless otherwise agreed in writing by the Local Planning Authority.
Reason - To protect and enhance the visual amenities of the area and to ensure the satisfactory development of the site - in accordance with policies GD2 and ENV1 of the Wychavon District Local Plan (June 2006).
Before the first occupation of the following dwellings the windows as indicated below shall be fitted with obscured glazing and shall be permanently retained in that condition thereafter.
Plots 517 - the window at first floor level in the south facing rear elevation
Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy in accordance with policy GD2 of the Wychavon District Local Plan (June 2006).
The car ports included as part of the approved development shall be kept open and shall not be enclosed only be used for the parking of vehicles of for no other purpose.
Reason -To help avoid indiscriminate parking on the highway.
Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking, re-enacting or modifying that Order), no windows/dormer windows [other than those expressly authorised by this approval] shall be constructed in the roof slope of the rear (south facing) elevation of unit 517
Reason - To protect the amenities of adjoining/nearby properties from unacceptable overlooking/loss of privacy in accordance with policy GD2 of the Wychavon District Local Plan (June 2006).
The chimneys shown on the plans hereby approved shall be constructed of brick or faced with brick or brick slips to match the brickwork used in the main walls of the associated dwelling.
Reason - To ensure the development is of high quality design and is constructed of materials that are appropriate to the area.
Samples of the external facing bricks and roof materials shall be subject to the approval, in writing, of the Local Planning Authority before any work on the site commences.
The development shall be carried out in accordance with the approved details.
Reason - To ensure that the development is visually satisfactory.
