This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall be carried out in accordance with the following approved plans: '1692 1000'; '1692 1100'; '1692 2000'; '1692 3000'
Reason - In order to define the permission.
The materials to be used in the construction of the external surfaces of the single storey garden room extension hereby permitted shall match, as closely as possible, those used in the existing dwelling.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building, in accordance with saved Policies SUR1 and SUR6 of the Wychavon District Local Plan (June 2006)
Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.
The development hereby permitted shall be carried out in accordance with the precautionary measures described in the letter report by Countryside Consultants Ltd dated 3 June 2014. On completion a brief letter of confirmation shall be submitted to the local planning authority for information.
Reason - To ensure protected species are not harmed by the development and an offence under the Conservation of Habitats and Species Regulations 2010 and the Wildlife and Countryside Act 1981(as amended) is avoided.
Prior to the first use of the development hereby permitted, a bird box such as a Schwegler Sparrow Terrace shall be installed, and thereafter maintained, on the gable end wall of the northern elevation close to the apex.
Reason - To provide appropriate habitat enhancement for protected species in accordance with paragraph 118 of the Framework.
