This decision is subject to the following conditions:
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
The materials to be used in the construction of the external surfaces of the extensions hereby permitted shall match those used in the existing building.
Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.
Development shall not begin until surface and foul drainage works have been carried out in accordance with details to be submitted to and approved in writing by the Local Planning Authority.
The submitted information shall include details of the capacity of the proposed septic tank system and shall ensure that no excess is discharged from this facility to a soakaway system.
Reason - To ensure a satisfactory means of drainage is available to serve the development.
The detached annexe hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Harvest House.
Reason - To preserve the amenities of the existing property.
The development hereby permitted shall be carried out in accordance with the following approved plans: 05B A-A Section, 02B Proposed elevations, 06B location and site plan, 04A proposed floor layout, 01 existing elevations, 03 Existing ground floor layout.
