This decision is subject to the following conditions:
The mobile home hereby permitted shall be removed and the land restored to its former condition on or before the expiry of three years from the date of this permission.
Reason - As the application seeks temporary consent and as the provision of a permanent dwelling on the site would be contrary to planning policy unless it is shown that the dwelling would serve a viable business.
The development hereby permitted shall be carried out in accordance with the following approved plans:

Reason - To define the permission.
The occupation of the mobile home shall be limited to a person solely or mainly working, or last working, at the cattery business on the site approved under planning reference W/13/02472/PN or as subsequently amended, or a widow or widower of such a person, and to any resident dependants.
Reason - The Council would not be prepared to grant consent for the proposed development, unconnected with the use of adjoining land for agricultural or similar purposes.
Prior to the first occupation of the dwelling hereby approved, an area shall be laid out within the curtilage of the property for the parking of 2 cars and this area shall be properly consolidated, surfaced and drained in accordance with details to be submitted to and approved in writing by the Local Planning Authority. This area shall not thereafter be used for any other purpose than the parking of vehicles.
Reason: In the interests of highway safety.
Before any other works hereby approved are commenced, the alterations to the existing vehicular access between the nearside edge of the adjoining carriageway and the set back entrance shall be carried out in accordance with a specification to be submitted to and approved in writing by the Local Planning Authority, at a gradient not steeper than 1 in 20 for the first 5m and thereafter 1 in 10.
Reason: In the interests of highway safety.
The development hereby permitted shall be begun before the expiration of three years from the date of this permission.
Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
