This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. The development hereby permitted shall be carried out in accordance with the following approved plans: Dr Nos. 529/ 001, 002, 003, 004, 005, 006.

    Reason - To define the permission.

  3. Prior to the first use/occupation of the development hereby permitted, the details set out in the submitted Water Management Statement shall be fully implemented and remain thereafter. Reason - To ensure that an appropriate sustainable drainage system is provided to serve the development and to reduce the consumption of water. This is in accordance with the SPD on Water Management.

  4. The materials shown on the accompanying application forms shall be used in the construction of the external walls and roofs of the extension hereby permitted.

    Reason - To ensure that the development is visually satisfactory.

  5. The existing slab/gravel driveway as shown on the approved plans/drawings shall be permanently retained for the parking of vehicles and shall not be used for any other purpose.

    Reason - To help ensure the proposed development avoids indiscriminate on-road parking and in the interests of highway safety.
