This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of five years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990.

  2. The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.

  3. Notwithstanding the provisions of the Town and Country General Permitted Development Order, no windows or openings shall be inserted within the side elevation of the extension hereby approved, unless otherwise agreed by and in the writing with the Local Planning Authority.

    Reason - In the interests of the amenities of the neighboring property.

  4. The existing garage and driveway shall be permanently retained for the parking of vehicles and shall not be used for any other purpose.

    Reason - In the interest of highway safety and ensure the free flow of traffic on the adjoining highway.
