This decision is subject to the following conditions:

  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission.

    Reason - In accordance with the requirements of Section 91 (1) of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

  2. Development shall not begin until drainage works have been carried out in accordance with details to be submitted to and approved in writing by the Local Planning Authority.

    Reason - To ensure a satisfactory means of drainage is available to serve the development.

  3. The materials to be used in the construction of the external surfaces of the two storey extension hereby permitted shall match those used in the existing building.

    Reason - To ensure that the proposed works are executed in materials, which harmonise satisfactorily with the existing building.

  4. Gas protection measures should be incorporated into the design to prevent gas ingress. Details of the Gas Protection Measures and validation of the appropriate installation must be provided and approved by the Local Planning Authority upon completion of their installation. Should site specific current data on the soil gas situation on the site establish that there is not a risk to human health, which is confirmed in writing by the Local Planning Authority, the gas protection measures need not be undertaken.

    Reason - To protect human health, buildings and property.
